What is the pet policy at Kinsley Forest?
We are a genuinely pet-friendly community. We welcome both cats and dogs, with no breed or weight restrictions. We do have a limit of two pets per household, and a pet screening is required.
Do you have pet fees?
Yes. We do require a one-time pet fee and a monthly pet rent, both of which are per pet. There also may be an additional fee for the required pet screening. You can reach out to our team for more questions and we’ll go over the full pet policy at the lease signing.
Do you have an on-site fitness center?
Yes! Our community includes a 24-hour fitness center designed for the modern resident. You’ll find a wide range of equipment, including free weights and specialized agility equipment. Plus, take advantage of our on-demand fitness options offering cycle, stretch, and more via our on-demand classes and resistance equipment.
Is there free parking? Do you offer covered or garage parking?
Yes, we offer plenty of free on-site parking for residents. There are also a select number of garages and covered carports available for an additional monthly fee. Please contact our office for the latest pricing and availability.
How do I pay my rent?
We offer convenient online rent payment through our resident portal. You can also contact our office for other payment options.
What do you offer in terms of maintenance and service?
We have an on-site maintenance team with 24/7 emergency service. The team goes through various training throughout the year, including HVAC maintenance and repair, safety procedures, and various technical skills. Standard non-emergency maintenance requests are typically addressed within 24 to 48 business hours, while 24/7 emergency maintenance is available for urgent issues.
How do I handle maintenance requests?
Our online portal makes it easy. You can pay rent and submit maintenance requests from your couch. It’s built for convenience, not complication.
What if I have a maintenance emergency after office hours?
Contact us at (816) 381-9500. Keep in mind that emergencies are reserved for extreme instances, like security issues, no hot water, and no air conditioning during the summer if the thermostat reads over 80 degrees.

Do you offer short-term leases?
Our standard lease is 12 months, but we understand that life happens. Give our team a call and we can talk through your specific needs.

Our fees are pretty standard — an application fee, administrative fee, deposit, pet fee (if applicable), security deposit, and first month’s rent. We’ll give you a clear breakdown of everything before you sign so there are no surprises.
Is renter’s insurance required?
Yes, we require residents to have renter’s insurance. It’s a simple way to protect you and your belongings, just in case. If you don’t have your own, we can help you get signed up.
Do you offer furnished apartments?
Our apartments are not pre-furnished, allowing you the creative freedom to personalize your space with your own design elements and style! You’ll find we’re conveniently located near major home furnishing retailers, including IKEA, Nebraska Furniture Mart, and At Home.
Do the apartments have laundry?
Yes, every apartment at Kinsley Forest apartment comes with an in-unit washer and dryer for your convenience.

Can I bring my own appliances?
Unfortunately, we do not allow residents to remove any of the appliances provided in our apartment homes.
